Sample Residential Lease / Rental Agreement

1. Parties

This Lease Agreement (the Agreement) is made on [Date] by and between:

Collectively referred to as the Parties.

2. Premises

The Landlord hereby leases to the Tenant the residential property located at:

3. Term

4. Rent

4.1 Amount

7. Maintenance & Repairs

7.1 Landlords Responsibilities

The Landlord shall keep the structural components of the building (roof, foundation, exterior walls) in good repair and shall maintain major building systems (plumbing, heating, electrical) in compliance with local codes.

7.2 Tenants Responsibilities

The Tenant shall keep the interior of the premises clean and in a sanitary condition, promptly notify the Landlord of needed repairs, and be responsible for any damage caused by the Tenant or the Tenants guests.

7.3 Alterations

No alterations, painting, or installation of fixtures may be made without the prior written consent of the Landlord.

8. Use of Premises

The premises shall be used exclusively for residential purposes. The Tenant shall not operate a business that creates excessive traffic, noise, or hazardous conditions.

Occupancy is limited to [Number] persons. Guests staying longer than seven (7) consecutive days must be reported to the Landlord.

9. Pets

Pets are allowed/not allowed (choose one). If allowed, a nonrefundable pet fee of [Pet Fee] USD is required, and the Tenant agrees to abide by any pet rules listed in the attached Addendum.

10. Entry by Landlord

The Landlord may enter the premises for inspections, repairs, or to show the property to prospective tenants or purchasers, provided a minimum of twentyfour (24) hour written notice is given, except in emergencies.

11. Default & Remedies

If the Tenant fails to pay rent, violates any term of this Agreement, or abandons the premises, the Landlord may give a written notice to cure. If the breach is not remedied within the time specified, the Landlord may terminate the lease and pursue legal remedies, including eviction.

12. Governing Law

This Agreement shall be governed by the laws of the State of [State]. Any disputes shall be resolved in the appropriate courts of [County, State].

13. Additional Provisions
